There are no income limits, no credit score thresholds, and no first-time buyer requirement.

Georgia Dream’s Pen Pal program provides enhanced down payment assistance specifically for healthcare workers in Georgia, on top of the standard Georgia Dream loan. Qualifying healthcare heroes in Georgia may be eligible for both Georgia Dream Pen Pal down payment assistance and Homes for Heroes hero rewards simultaneously.
